First draft.

Daniel met up with us this afternoon to show us his first draft of the layout with the elevation.  We weren't expecting him to have the elevation yet so we were pleasantly surprised.

We need to soften the look of the windows a bit otherwise we like the multiple roof lines and the little details.

The main floor:
A few changes, I would like a phone desk next to the fridge instead of the broom closet which will go in the walk-in pantry.  The opening to above should be centered to the dining room.  That means having to shift the stairs.  I hope this is possible.  A bigger mudroom would be nice too.

The second floor:
Love the boys' shared bath and the master retreat with the balcony.  I'll certainly make good use of it when I have to escape from the kids and maybe even the hubby!

We need a bigger computer nook so that means that we'll have a smaller laundry and a slightly smaller master walk in closet :(

I thought the ensuite was nicely laid out but we're lacking drawer space at the vanity.  Also, we're going to have a stand alone tub which would not look appropriate in the corner so it looks like back to the drawing board in the ensuite!  I was thinking that Charley's bathroom lacks drawer space as well.  She'll need some place to store her hair dryer, brushes, curling irons, flat irons, makeups etc.  Maybe we need to make her bathroom a little bigger.  What do you think?

The basement:
We are flipping the entertainment area to the back of the house and put more windows in the back.  Other than that everything looks alright.  I really like the idea of having an enclosed playroom.  Keep all their stuff inside and close the door, the mess magically disappears!

Any suggestions about the layout would be greatly appreciated!

  2. Hey there! This is awesome, the layout looks really functional and cozy. I don't think you should make the walk in closet smaller...just saying... also if you haven't already, you should add another storage room in the basement for seasonal outerwear. I found that very useful in our basement since we have so many seasons in a year and lots of kids!! Can't wait to see the end product. We'll look to you for expertise when it's our turn... Congrats and Merry Christmas!!

  3. Hey Hannah,
i love looking at layout plans.
here is some ideas you may want to give it a thought:
    1. 2nd floor, retreat room, replace window and door with a double door french door opening out to the balcony.
    2. get rid of the 2nd sink in boys bathroom- takes away valuable floor space from the bedroom. they should learn to share sinks :)
    3. main floor, you may find that your living room is not big enough for what you need. you have a lot going on in this floor- maybe get rid of some features to give yourself a larger living room. like, can you do without a powder room here. can always go to basement. more private for guests. will the in-law suit be used all the time or part time? if part time, do you need a walk in closet? try to eleminate as much as you can to give yourself a bigger living room.
have fun- this is very exciting. thanks for sharing.

  4. Nini...I didn't think that I should compromise the size of my walk-in either. Good idea about the storage room for seasonal wear. We are collecting quite a bit already and it'll only multiply!

  5. Nafiseh, I like your idea about the double french door to the balcony. I think it'll be a nice feature. With the revolving door of guests that we've been getting, we are definitely going to make good use of the guest room.
